Proposed Residential Development on land at Commercial Road, Coxhoe, DH6 4LF

Hedley Planning Services are submitting a planning application on behalf of Keepmoat for the construction of 90 affordable homes of a mixed tenure on land at Commercial Road East, Coxhoe

Keepmoat are a leading partnership homebuilder, working alongside over 50 Local Authority Partners and 45 Registered Providers, they have built thousands of new homes across the country, transforming brownfield sites into thriving new communities. They also lead the way for first-time buyers with 79% of open market homes old to first time buyers helping people take their first steps on the property ladder.

Extensive pre-application discussions with Durham County Council have been on-going and before the application is submitted to the Council, the applicant is keen to share the proposals with local residents and businesses.

The proposed 90 homes currently comprise:

  • 76 homes that are a mix of two, three- and four-bedroom houses
  • 14 affordable homes in the form of 10 two-bedroom bungalows and 4 two-bedroom houses
  • A mix of detached, semi-detached and short terraced houses with gardens and in-curtilage parking
  • Vehicular access from Commercial Road East
  • New pedestrian links through the site to improve connectivity
  • Landscape enhancements long the eastern boundary connecting to nearby areas of nature via an informal pedestrian path
  • New Sustainable Urbans Drainage (SUDs) and Public Open Space (POS)

Careful consideration has been given to retain existing soft landscaping features and how the development will relate to the surrounding built-form.

As such, a public consultation drop-in event has been organised at Coxhoe Village Hall, Front Street East, Coxhoe, DH6 4DB on Wednesday 15 March 2023 between 3pm – 7pm. This is an opportunity for the public to attend, view the development proposals, ask questions of the design team and provide written feedback.

If you are unable to attend the drop-in event, please see below a link to the Consultation Boards which will be present and feedback form to provide your response. The feedback will be collated and shared with the design team who will then address matters accordingly.
