Hedley Planning Services have submitted planning applications for four existing Barratt Homes North East development sites. The applications are for a total of 891 homes, which will deliver an additional 219 homes from existing sites.

These re-plans will increase the site efficiency through improved density and plot coverage. This has been done through focusing on more 2 and 3 bed homes rather than larger units. This will help deliver the Housing White Paper: Fixing our broken housing market aspiration to boost housing delivery.

The focus on smaller family homes will help more younger and lower income customers to buy their first home, especially with the continuation of the Government’s ‘Help to Buy’.

Joe Ridgeon, Associate with Hedley Planning said “re-plan applications are a great way for Housebuilders to maximise their existing sites and respond to changing market conditions. However, while the principle of housing development has already been accepted all of the material planning conditions have to be re-assessed to ensure that the additional homes do not result in harm.”

“To minimise risk Housebuilders need to fully engage with the Council and Local Residents (including new residents of their development) to ensure that the re-plan application runs smoothly. This includes pre-application discussions and public consultations.”

“The planning applications for nearly 900 homes demonstrate the strong residential expertise we have within Hedley Planning Services and builds on the great relationship we have with Barratt Homes North East.”
