Plans for a new residential development in Rowlands Gill, Gateshead, are now progressing through public consultation, with specialist planning consultancy Hedley Planning playing a key role in shaping the proposals and guiding the application process.
The scheme, brought forward by Forric Homes, proposes the development of 14 bespoke detached homes on Grey Belt land south of the A694. The plans also include the delivery of three affordable homes, designed as discounted market sale properties to support local housing demand in the area.
The proposed development would incorporate new access roads, landscaped open space, tree planting, visitor parking and a landscape buffer to the eastern boundary of the site, with a focus on creating a high-quality residential environment that integrates with the surrounding landscape.
Planning expertise supporting sustainable development
Hedley Planning has supported the project through detailed site assessments, planning strategy and pre-application engagement with the local community and stakeholders.
Joe Ridgeon, Director at Hedley Planning, who is leading the planning application, said the proposals respond directly to local housing needs and wider regional planning priorities.
He said:
“This submission is welcome news as we look forward to the site being utilised for much needed housing and creating local jobs throughout the project.”
“There is an urgent need for more high-quality family homes in the area and we’ve planned for a development that meets community needs, with a mix of property types and sizes to provide options for residents who are at varying stages of the property ladder.”
Focus on high-quality family homes and biodiversity
The development has been designed with a strong focus on sustainability and environmental enhancement, including a minimum 10% biodiversity net gain, in line with current national planning policy requirements.
If approved, the scheme aims to deliver new family housing in a well-connected location while enhancing green infrastructure and supporting long-term environmental improvements.
Bespoke homes for modern living
The developer behind the scheme has highlighted its commitment to delivering carefully designed homes that combine contemporary living standards with traditional craftsmanship, aimed at creating properties that are both functional and long-lasting.
The proposals are currently open for public consultation, allowing local residents to review and comment on the plans before a formal planning application is submitted.
