Securing planning permission for a sustainable residential development in Sunderland.
Hedley Planning supported Homes by Esh in securing planning permission for a new 49-home residential development on Burdon Road, Tunstall, Sunderland.
The scheme forms part of the wider South Sunderland Growth Area and will contribute to the delivery of new housing in accordance with Sunderland City Council’s plans for the area.
The Challenge
The Burdon Road site presented an opportunity to deliver much-needed new housing within an area identified for significant growth.
The proposals needed to respond to local planning policy and housing requirements while also addressing a range of environmental and sustainability considerations.
As part of the planning process, the scheme needed to incorporate measures including affordable housing, biodiversity net gain and Suitable Alternative Natural Greenspace (SANG), alongside meeting the latest building regulations requirements for energy performance.
Our Approach
Hedley Planning worked with Homes by Esh to support the development proposals through the planning process and help navigate the policy and technical requirements associated with the site.
The approved scheme provides a mix of three and four-bedroom detached and semi-detached homes, designed to integrate with the surrounding area and contribute to the wider growth of South Sunderland.
Sustainability and environmental considerations were central to the proposals, with the homes designed to meet the 2021 Building Regulations uplift.
Energy efficiency measures include:
- Enhanced insulation and ventilation
- Solar panels
- Electric vehicle charging points
- Smart thermostats
The wider development also incorporates a Suitable Alternative Natural Greenspace (SANG) and delivers a 10% biodiversity net gain.
A 10% affordable housing contribution will also be provided as part of the development.
The Outcome
Hedley Planning successfully supported Homes by Esh in securing planning permission for all 49 homes.
The approval enables the delivery of a sustainable new residential development that will contribute to Sunderland’s housing requirements while providing environmental enhancements and a mix of homes suitable for modern families.
The scheme represents another step forward in the continued development of the South Sunderland Growth Area and adds to Homes by Esh’s growing portfolio of residential developments across the North East.
