Hedley Planning has successfully guided a significant mixed-use development through the planning process, securing approval for a comprehensive housing and retail scheme in Dysart, Northumberland.
Working alongside Architects Group and the development team, Hedley Planning managed the planning application for up to 310 new homes and a Co-Op food store across 50 acres of land south of the village. The scheme represents a substantial addition to the local housing market, with 10% affordable housing provision.
Project Highlights
The approved plans include:
- Outline permission for 310 residential units
- Full permission for access infrastructure, including a dedicated spine road
- A new Co-Op food store
- Demolition and relocation of the existing Guide Post Working Men's Club, with a replacement facility offering improved accessibility and amenities
Location & Context
Positioned immediately north of Choppington Village, approximately 17 miles north of Newcastle and southeast of Morpeth, the development site occupies land currently in agricultural use. The location benefits from proximity to Guide Post High Street and adjoins existing residential permissions, creating a coordinated approach to local development.
Sustainable Planning
A key achievement of the scheme is the sensitive relocation of the Working Men's Club - a valued community asset - to a new location adjacent to the food store, with dedicated parking. This demonstrates Hedley Planning's commitment to balancing development ambitions with community needs.
