The first images of an ambitious new neighbourhood planned for Middlehaven in Middlesbrough have been released, offering a glimpse of how one of the town’s major brownfield regeneration opportunities could be transformed.
The proposals, being brought forward by Capital&Centric in partnership with Middlesbrough Council, form part of a wider vision to create a new mixed-use neighbourhood around the historic Old Town Hall.
The wider Middlehaven vision has the potential to deliver more than 2,000 new homes, alongside green spaces, community facilities and improved connections with Middlesbrough town centre.
A new neighbourhood for Middlehaven
The emerging plans aim to transform currently underused brownfield land into a vibrant new community, with a mix of housing, public spaces and amenities.
The first phase of the proposals would deliver 462 homes, including houses and low-rise build-to-rent apartments, alongside shared gardens, play streets, green pedestrian routes and community spaces.
The wider vision also seeks to make the most of Middlehaven’s existing assets, including its schools, college, sporting facilities and growing digital, technology and creative sectors.
The intention is to create a well-connected neighbourhood where people can live, learn, work and spend their leisure time within the same area.
Responding to Middlesbrough’s heritage
A key feature of the proposals is the historic Old Town Hall, which sits at the heart of the emerging neighbourhood.
The regeneration plans aim to create a new identity for Middlehaven while recognising the area’s history and strengthening its connection with Middlesbrough town centre.
The Old Town Hall itself is already undergoing a major restoration project, adding further momentum to the wider regeneration of the area.
The project team includes internationally recognised architects MVRDV, working alongside shedkm, with the emerging designs placing an emphasis on distinctive architecture, green infrastructure and creating attractive public spaces.
A significant opportunity for Middlesbrough
The Middlehaven proposals represent one of the most significant opportunities to deliver new housing and regeneration within central Middlesbrough.
The project has already received £3.6 million of Towns Fund investment to help develop the proposals, with further work now taking place to shape the emerging plans.
Public consultation is also forming part of the process, with residents and local stakeholders being invited to provide feedback as the proposals develop ahead of a potential planning application.
