Hedley Planning Services are submitting a planning application on behalf of Story Homes for the development of up to 205 dwellings and public open space on land at Nunthorpe Grange, Nunthorpe, Middlesbrough

Story Homes would like to invite you to their consultation event held on the 10 April 2025 at St Mary’s Hall, TS7 0JU between 3:30pm and 7pm. The event will allow residents to ask questions and provide thoughts and feedback on the proposal.

The proposed residential development is part of an exciting new chapter for the area. The site is allocated for housing under Policy H29 of the Middlesbrough Housing Local Plan alongside the Nunthorpe Grange Design Code, which recognises Nunthorpe as a prime location for housing development. This plan supports the creation of high-quality homes in locations with excellent transport links, close to local amenities, and within an established community.

The Proposal

The proposed development consists of:

  • Up to 205 dwellings consisting of 3-, 4-, 5- and 6-bedroom energy efficient homes
  • Prioritised pedestrian connectivity through the site
  • The promotion of sustainable choices through provisions for new public footpaths and cycle paths on site which integrate with the existing network and the wider area
  • A network of Sustainable Drainage Systems (SuDS) and Swales to manage surface water on site
  • A new site access to the south of Nunthorpe
  • Provision of on-site enhancements towards Biodiversity Net Gain
  • The development will incorporate both traditional and contemporary design elements to ensure the homes are in harmony with the existing housing in the area. This will help create unique and attractive street scenes.
  • The homes will be built to high energy efficiency standards, offering lower utility bills for residents and reducing the carbon footprint of the development.
  • Funding towards local infrastructure including community facilities and affordable housing (Captured in a S106*)

Access and Connectivity

The planning application will be supported by a Transport Assessment to assess any impacts on the surrounding highway networks and set out any required mitigation measures.

This application proposes a new site access to the south of the site which has been carefully designed to help improve traffic flow, ensuring easy entry and exit for residents while minimising disruption to surrounding areas.

The development will prioritise pedestrian and cycle connections, enhancing the existing Public Right of Way on-site and introducing new footpaths and cycle lanes. These will seamlessly integrate into the wider network, ensuring easy access to local amenities and green spaces while promoting sustainable travel choices.

Ecology and Landscaping

Design principles will focus on the retention of the higher value ecological habitats present at the boundaries of the Site, namely the mature trees found on and adjacent to the site.

Thoughtfully planned landscaping will enhance the development, including tree planting, shrubbery, and garden spaces that provide natural beauty, promote biodiversity, and encourage outdoor activities. Landscape planting shall include species native to the local area as well as berry and fruit-bearing species alongside pollinator species, to provide increased foraging opportunities in the local area.

Distinct areas will be created for nature within the scheme which focus on encouraging a range of local and notable species into the Site. Surveys have been undertaken to ensure the scheme can be designed to mitigate any impact on protected species.

The proposed development will feature a wide range of house types and sizes, offering something for every household.
