Hedley Planning has secured planning permission for a development of 42 affordable bungalows at Quarry Road in Trimdon, County Durham, helping bring forward much-needed accessible housing for the local community.

The development is a partnership between Karbon Homes and Durham Aged Mineworkers Homes Association (DAMHA), with Oaktree Living appointed as the construction partner. The scheme will provide a mix of one and two-bedroom bungalows, all available for social rent.

Of the 42 homes, 19 will be managed by Karbon Homes, while the remaining 23 will be managed by DAMHA and reserved exclusively for residents aged over 55.

Accessible homes designed for independent living

The development will provide modern, adaptable homes designed to help residents live independently for longer. Energy efficiency is also a key consideration, with the homes targeting an EPC A rating.

The 19 bungalows managed by Karbon Homes will feature solar photovoltaic panels and air source heat pumps, helping to reduce energy consumption and household running costs.

The scheme forms part of the partners’ ongoing commitment to delivering high-quality affordable housing across County Durham, with a particular focus on meeting the needs of older residents.

Partnership investment in affordable housing

The development builds on the longstanding relationship between Karbon Homes and DAMHA, supporting the delivery of affordable homes for communities across the county.

The homes will be allocated through Durham County Council’s choice-based lettings system. The scheme has also been part-funded through Karbon Homes’ strategic partnership with Homes England under the Affordable Homes Programme 2021-26.

This partnership secured £184 million in funding to support the delivery of 2,327 new affordable homes across the North East and Yorkshire by 2026.

By securing planning permission for the Quarry Road development, Hedley Planning has helped enable the delivery of 42 new affordable homes, supporting local housing needs and providing more opportunities for residents to live independently in a home suited to their circumstances.
