Hedley Planning has supported Homes by Esh in securing planning permission for a new 49-home residential development on Burdon Road in Tunstall, Sunderland.
The approval represents another milestone in the continued growth of the South Sunderland Growth Area, with the development contributing to the delivery of new homes and supporting the wider regeneration objectives for the area.
A sustainable approach to residential development
The approved scheme will deliver a mix of three and four-bedroom detached and semi-detached homes, designed to integrate with the surrounding area and respond to local housing needs.
The development has been designed to meet the 2021 Building Regulations uplift, incorporating a range of measures to improve energy efficiency and reduce the environmental impact of the new homes.
These include:
- Enhanced insulation and ventilation
- Solar panels
- Electric vehicle charging points
- Smart thermostats
The proposals also incorporate wider environmental enhancements, including a Suitable Alternative Natural Greenspace (SANG) and a commitment to achieving 10% biodiversity net gain.
The scheme will also provide a 10% affordable housing contribution, helping to support the delivery of a broader mix of housing within the development.
Supporting housing delivery in Sunderland
The Burdon Road scheme forms part of Sunderland City Council’s masterplan for land north of Burdon Lane and will contribute to the ongoing delivery of housing within the South Sunderland Growth Area.
