South Tyneside College – 198 Home Scheme

Hedley Planning are supporting Miller Homes in the submission of a variation of an existing planning approval for the former South Tyneside College Site

Hedley Planning Services have supported Miller Homes, submitting a planning application to vary the existing planning permission for residential redevelopment at the South Tyneside College Westoe Campus site. The proposals aim to balance new housing delivery with environmental improvements and long-term benefits for the local area.

The proposal represents a reduction in the number of homes previously consented and replaces plans brought forward by Avant Homes. The development would deliver 198no. three, four and five-bedroom semi-detached and detached homes, complete with private gardens and areas of communal parkland.

The revised Miller Homes scheme has been developed in accordance with the character areas and placemaking principles established within the 2023 submission. These principles have been retained and refined through further design development, ensuring continuity with the earlier proposals while allowing for improvements in layout, density and landscape integration.

If approved the revised plans would deliver fewer homes, whilst providing a stronger focus on green space and sustainability – intended to enhance the environmental aspects of a scheme approved last year.  The variation reworked the scheme to retain more mature trees and introduce additional biodiversity measures, including bird and bat boxes and hedgehog highways. Electric vehicle charging points are also planned for every property, alongside dedicated off-street parking.

The phased redevelopment of the 9.3-hectare site will begin in the east, allowing South Tyneside College to continue operating on part of the land while it relocates to a new town centre campus. As such, 9000 students will be based in the town centre, supporting increased footfall and contributing to wider regeneration.
