on Land at Todd Hill Farm, Castleside

Adderstone Living Ltd are seeking planning permission for the construction of 84no. affordable homes with associated landscaping on land at Todd Hill Farm, Castleside, County Durham, DH8 8ET.

Adderstone Living Ltd form a specialist housing division within Adderstone Group. They deliver social housing as a means to contribute towards tackling the national housing crisis. The affordable homes will subsequently be managed by the north-east based housing association, Thirteen Group.

The proposed development, situated on land at Todd Hill Farm, includes the construction of 84no. affordable homes, 21% of which will be bungalows. The surrounding Area of High Landscape Value designation has resulted in a landscape-led proposal. An extensive landscape buffer has been designed into the scheme along the southern boundary which provides green open space and screens the development, especially from the Grade II* Hownsgill Viaduct. A separate Heritage Statement is being prepared which demonstrates minimal impact upon the adjacent heritage asset. This will be submitted in support of a future planning application.

The proposed mix of homes are:

18 x 2-bed bungalows (21%)

36 x 2-bed semi-detached houses (43%)

30 x 3-bed semi-detached (36%)

Each home will have dedicated off-street parking facilities with a minimum of 1no. allocated parking space. Visitor parking spaces will be distributed across the site.

Access is granted to the south of the site via Consett Road, thereby minimising impact on residential amenity and congestion
