Proposed Residential Development on Whitworth Road, Spennymoor, County Durham, DL16 7LL

Hedley Planning Services is submitting a planning application, on behalf of Countryside Partnerships, for the construction of 214 homes on land west of Whitworth Road, Spennymoor, County Durham, DL16 7LL.

In November 2022 Countryside Partnerships merged with Vistry Partnerships. Countryside Partnerships are the UK’s leading mixed-tenure developer, bringing together modern and efficient delivery methods to create sustainable communities where people love to live. We will be delivering these homes under the country Countryside Partnerships’ placemaking approach, not only builds high quality homes, but also thinks critically about the social and digital infrastructure, transport and green spaces needed to nurture a vibrant, connected and healthy community. Engaging with and listening to local communities and partners are key to this work. Countryside will be delivering these units under their established Linden Homes brand.

PROPOSED LAYOUT

The 214 homes proposed currently comprise:

  • A mix of detached, semi-detached, short terraced houses and bungalows will be offered.
  • 58 two-bedroom houses.
  • 116 three-bedroom houses.
  • 40 four-bedroom houses.
  • New Sustainable Urban Drainage (SUDS).
  • The development will provide car parking for each new home.
  • Access will be via Whitworth Road, with an internal road network.
  • Connectivity to local services.
  • All dwellings are designed to NDSS guidance standards.
  • All dwellings are designed to comply with M4(2) space standards which is beyond Durham County Council’s policy requirements.
  • Bungalow provision delivered at M4(3) standard.
  • All units to be of a non-gas heating solution ahead of 2025 Building regulation changes. Air source heat pump heating to increase each unit’s energy efficiency.
  • Residential character areas are highlighted and treelined streets and the curved profile of the route, augmented by a considered landscape approach with verge planting to avoid long runs of carriageway and parking.
  • Open space, connectivity, and permeability, through all phases of the development, ensuring a cohesive community.

Careful consideration has been given to retain existing soft landscaping features and how the development will relate to the surrounding built-form.

As such, we would like to invite you to a public consultation event on 26 June 2023 between 3.00pm and 7.00pm at Spennymoor Town Hall. This is an opportunity for the public to attend, view the development proposals, ask questions of the design team and provide written feedback.
