Public Consultation: Proposed Residential Development on Land at Red Barns, Brandon
Barratt Homes would like to hear your views on their proposal for residential development on land at Red Barns, Brandon, comprising a mix of 2 – 5 bedroom homes. The feedback you provide will be considered by the design team and used to inform a future planning application.
Since 1958, Barratt Homes have been dedicated to delivering high-quality new build homes which are built to the highest standards. Every year since 2010, Barratt Homes has been awarded the exclusive ‘5 Star Housebuilder Award*’ by the Homebuilders Federation – the only major national housebuilder to do so.
The proposals relate to a Hybrid Planning Application for up to 400 new homes, including:
- 20% Affordable Housing for home ownership and rent
- 10% Bungalows
- 66% Adaptable and Accessible homes
- At least 10% Biodiversity Net Gain.
- Provision of open space and substantial landscaping.
- Delivery of sustainable transport improvements including enhanced footpath connections, provision of bus stops and on-site mobility hub.
- There is also the opportunity to deliver improvements to the local GP car park and we are exploring options to deliver this.
- Safe vehicular access which has been informed through highways assessments and discussions with Durham County Council.
The land to the north of Red Barns and the A690 is not being progressed for housing; it will be ecologically enhanced to deliver net gains to biodiversity in the area whilst contributing to the local landscape.
Highways
The planning application will be supported by a Transport Assessment to assess any impacts on the surrounding highway networks and set out any required mitigation measures. If mitigation measures are recommended to avoid any negative impacts on the road network, we will engage with the relevant bodies throughout the planning process to secure funding to deliver this.
Ecology
Design principles will focus on the retention of the higher value ecological habitats present at the boundaries of the Site, namely the mixed broadleaved woodland and the Holywell Beck. Provision of scalloped edge planting alongside these habitats will improve foraging opportunities for a range of bird and bat species and well as common species of amphibian and invertebrates. Landscaping will incorporate native species, night-scented flowers and berry producing shrubs.
Distinct areas will be created for nature within the scheme which focus on encouraging a range of local and notable species into the Site, ranging from garden birds to pipistrelle bats. Surveys are underway to ensure the scheme can be designed to mitigate any impact on protected species.

Your opinion matters to us, so we invite you to come along to see our proposals, offer your views and contribute to the progress of this development. There will be feedback forms available at the event.
We also have a survey link below to provide your response to the public consultation. The online and in-person feedback will be collated and shared with the team who will then address matters accordingly.
